The pink city of India, Jaipur is immensely popular among the tourists from all over the world. The capital city of Rajasthan, is known for its traditional chaotic bazaars, hospitality, its ruins and palaces and the rich history they hold. The city is a perfect example of the amalgamation of the old and the new, paving way for its over-all development. With the housing segment receiving its much needed ‘infrastructure’ tag in the latest Budget, Jaipur is all set for its suburban makeover.

The affordable segment is finding substantial growth with infrastructural development; spaces like Jagatpura being one of most promising locations with proposed 100 km road that will connect Ajmer highway, Tonk road and Agra highway. They are among the best emerging real estate investment destinations and would ease the overall connectivity to other posh localities, such as Malviya nagar, Patrakar colony and Vaishali nagar.

Patrakar colony, which is around 8 kms from the airport and Ajmer road are among the prominent areas driving demand for affordable housing as many industrial parks and important corridors will pass from the area. Tonk Road is another place where residential demand is picking up due to its proximity with Pratap nagar and their connectivity to international airport. The upcoming metro line is another factor driving this demand.

Healthcare projects with Fortis hospital, Apex hospital, Narayan Hridayalaya in Jagatpura along with Bombay hospital and Reliance Mega Medicity will turn the city into a medical hub.

Growth Drivers

Jaipur is all set for special economic zone (SEZ) joint venture by Mahindra & Mahindra with RIICO, the Mahindra City, spread across 3000-acres, an exclusive IT, Auto Ancillary, and Logistics zone. This will create immense trade, investments and employment opportunities.

The Rajasthan Industrial Corporation has planned an information technology park in adjoining areas like Sitapur, along with IT giants like Infosys and Wipro also scheduled to set up base in the city.

The Mahindra World City, Jaipur in its masterplan has aimed to develop the social and residential infrastructure of this historic city by developing areas such as housing facilities, healthcare facilities, educational institutions, banks and and ATMs etc.

Better Connectivity

In the long run, SEZs will change the landscape of employment and trade, along with the Jaipur metro connecting the business hub, Chandpole, and the residential area of Mansarovar. Jaipur is working to improve its transportation system by launching bus services through Bus Rapid Transit Service (BRTS). In phase I, two corridors have been proposed—north-south corridor from Sikar road to Tonk road, and an east-west corridor from Ajmer road to Delhi road.

The Delhi Mumbai Industrial Corridor (DMIC) which has 39 per cent of DFC passing through Rajasthan, is likely to ease accessibility of the entire state to its western and northern markets. Construction of 48 km long ring road will boost connectivity and reduce intra-city travel time. The Jaipur Development Authority (JDA) plans to come up with two knowledge cities—the Knowledge City North has been planned at the intersection between the Jaipur-Delhi highway and the Sikar Road near Chaup village.

This historic city is all set to allocate innumerable opportunities to entrepreneurs, large corporations and investors. Jaipur is the new face of transformation with its changing landscape due to significant infrastructural growth and its remarkable development in inter as well as intra city connectivity. In the long run, we are also likely to witness migration of scores of people into the city as it will be able to provide ample employment.
