Ghaziabad’s property prices have escalated in the past few months, but it is still the most affordable in Delhi NCR. In Q3 2023, there have been 2,000 new launches led by Raj Nagar Extension with 800 units and Mehrauli with 463 units in the city.

Due to affordable prices, the demand surged, where 2BHK units led with 52 per cent, followed by 3BHK units with 27 per cent. In contrast, 1BHK demand saw a slight decline. On the supply side, 2BHK remained the popular choice. Apartments ruled 60 per cent of the inventory comprising of 2BHK units (55 per cent) and 1BHK (27 per cent) of the available inventory, and plots (17 per cent). The online search indicates the highest demand for properties within Rs 30 lakh (66 per cent) and for units within Rs 60-100 lakh (29 per cent). Properties worth Rs 1 crore and above saw stunted growth.
